I’m starting a Kepler course with Lee Lehman on horary next week, and I couldn’t be more excited- I’ve bought her Martial Art book, and John Frawley’s Horary Textbook, Revised and flipping through them is a bit of a grieving process for someone in their forties- seeing what’s possible to know with horary is cracking open world of possibilities in my mind, and I’m realizing all too painfully that I missed a good chunk of my life where this would have been so useful. Had I learned this in my 20’s, I would have saved myself a couple decades of expensive or time-sensitive mistakes. I have put off so many decisions in life because I didn’t know what the outcome would be, and I didn’t have the money to find out, and now it’s possible to tell if a career would have worked out, or if someone has feelings for you, or if you’ll win the lottery. Like, who can’t use that information?
Right now I’m trying to decide when I should put my house up for sale to get the most return. I could either do it now or next Spring. I’d like to be able to wait till next Spring, but I’m worried about the housing market going down. Yesterday, I saw that my neighbors listed their condo for $5,000 lower than I planned to, so now I’m nervous because they have the same layout as me, but with one extra bathroom. I got a reading done in July last year by Catherine Urban, and she said to wait. The 10th lord in a real estate horary question represents the price, and at that time, Venus, L10, was stationed, so she said to wait:

Her July 2023 reading:
“What you would get for your house is represented by Venus, standing still in the sky. While Jupiter indeed conjoins the MC, and Venus the ascendant, and you could probably get a pretty penny for your home, between a stationary Venus, and Mars’ opposition to Saturn, the message seems to be to wait. Sure you could get a good price for your condo now, but despite that testimony, the chart indicates pause. Venus, after all, is considered to be debilitated when stationed, so there could also be issues with the sale – delays, inspections, etc.”
Interestingly, she suggested I might have missed a good window to sell.
“The Moon separating from Mars indicates that you could have missed an opportune window to sell, but there will undoubtedly be others!”
My guess is she was looking at Mars being the ruler of the 4th house.
So now I’m going to ask this question again, but my question pits two timeframes against each other, and I don’t know how to attribute the lords correctly for that: which lord will be “now” and which will be “in the Spring”? On page 237 of his revised edition, Frawley says, “…The 1st house and Lord 1 show things as they are; the 7th house and Lord 7 show things as they will become if the change is made.” I was planning on putting my house up for sale in the Spring, so maybe “Spring” should be the 1st house, and “now” should be 7th house, but that requires turning the chart, and I’m not prepared to do that, so I’m just going to ask, “Should I put my house up for sale now?”
I cast a chart, and the price is represented by Mercury, which is in Scorpio in the 12th house, the house of losses.
Ok so obviously Mercury is not in a good place in the 12th house- I would be gutted to not get the number I want, but to actually LOSE money on the condo would be worse. Will the price lower or increase over the winter? I’m happy putting it up in the Spring, too, but I’m worried the value will dip even lower.

Here are some other things I notice:
- I am represented by Mars. Mars is hidden in the 8th house in Cancer, trying to learn real estate horary maybe. The 8th house may also represent my emotional state. Cancer is a cardinal sign, indicating action that is quick, but doesn’t last.
- My condo is represented by L4, Jupiter, which is retrograding in the 7th house. (Does this mean I need to do renovations to appeal to the buyer?)
- The price is represented by L10, Mercury, which is in the 12th house of losses. It’s in Scorpio, which is a fixed sign, meaning I’m not very open to going lower.
- Should I attribute anything to L7 if we don’t have buyers yet? With PoF in the 7th house, would they have the upper hand? I notice their lord is in my 1st house in detriment.
- My L3 (neighbors) are represented by Saturn, which is retrograding in the 3rd house, so perhaps they’ll be there for a while. Their condo is represented by the ruler of the 6th house (4 from the 3rd), which is Venus, which is weighing on my mind, which is maybe why Venus is in my first house.
Not knowing much about horary, it doesn’t look like a good time to sell, but I need to know if the value will eventually go up.
Counter-intuitively, Frawley says the potential buyer is within my power once inside the cusp.
“The planet on the cusp has power over that house, like the enemy battering at your castle gate; the planet inside the cusp is in the power of that house, like the enemy trapped within. So Lord 7 on the Asc shows the other party is keen to do the deal (in sign of Lord 1), and may be forcing the pace (the planet on the Asc can often be seen as something weighing down the querent.) Lord 7 just inside the 1st house shows the querent has the other party in the palm of their hand.” But how would I have buyers in the palm of my hand

SO many questions. Can’t wait to dig into this class.
This is going to be my best educated guess at this time: I think my best time to put the house up for sale is April 16, 2025 because Mercury does not have the best time during the winter.
- Oct 18-November 2, 2024- 12th house in Scorpio
- November 3-December 5, 2024- 12th house in detriment in Saggitarius (latter part of that is in retrograde)
- December 6 – December 16, 2024- 11th house in detriment in Saggitarius, but still retrograding, then stationing on the 16th
- December 17 – Dec. 29- 10th house in detriment in Saggitarius
- December 30 – January 7, 2025- 11th house in Sagittarius
- January 8- Mercury enters Capricorn in the 11th house where it has triplicity, which is good, but L1 (mars/me) is retrograding, so maybe I’m not ready to sell?
- January 28 – February 13, 2025 – 11th house in Aquarius, but mars is still retrograding
- February 14 – March 2, 2025- 11th house in detriment in Pisces
- March 3 – March 29, 2025- 11 house in Aries.
- March 30- I could possibly put it up for sale now because L1 is trining L7. L7 is exalted (buyer is over-rated in my mind), but then immediately the price is back into detriment (Pisces). However, Catherine Urban says that you can tend to get a better price for things when Venus is in retrograde.
- April 16- 10th house in Aries
- L1 and L7 finally perfect in a trine on May 21 (sale date?)
- L1 is at 15 degrees of Leo in the first house (Mars in Leo)
- L7 is at 15 degrees of Aries in the 9th house (Venus in Aries)
- L10 is at 20 degrees of Taurus in 10th house (Mercury in Taurus, in the term of Mars). But at least Mercury is back in its “price” sign of the 10th house (?)
- L4 is at 25 degrees of Gemini in the 11th house (Jupiter in detriment in Gemini). So the condition of the house is still blah, but the price is blah, so do I win?
- If I waited till June 10, my house would be exalted (Jupiter would finally be in Cancer). But L7 would be in domicile, giving her more dignity than L1.
- On July 22, Mars and Venus perfect a square (which according to Frawley is fine for real estate because the square indicates the pain of all the paperwork).
- L1 is in the 12th house in Virgo. (Mars in Virgo)
- L7 is on the MC (Venus in Gemini)
- L10 is in the 11th house in Leo, but it’s retrograding!!! (According to this website, if L10 retrograding, the price can come down.) Gah! I want to keep my price!
- FINALLY, L1 and L7 perfect a sextile on September 14, 2025
- L1 is in L7’s domicile (Mars in Libra), so not great. L1 is in the 12th house, also not great, but does that mean I have already moved to another house? At least I’m in my own term at 24 degrees. I’m within 8 degrees of the AC.
- L7 is at 24 degrees of Leo in 10th house. She has no dignity, but within 11 degrees of the MC.
- L10 is in domcile/exaltation. (Mercury in Virgo). THIS IS WHAT I WANT.
- L4 (Jupiter) is exalted in the 9th house in cancer. The house comes across as better than it is.
- L2 (Jupiter) is exalted in the 9th house in cancer (my finances).
- L8 (Mercury) is the buyer’s money. Also in domicile/exaltation.
- The moon is trining L1.
Possible sale date- Sept 14, 2025?

Looking at the transits to my natal chart on September 14 next year, Jupiter, lord of my 2nd is conjunct Venus. Neptune, lord of my 4th is sextile Pluto, my AC. Neptune is also trining my natal sun (lord of my 9th).
